These are the professional activities that are required to hold and manage the completed development following practical completion; from asset and facilities management through to its eventual investment sale and exit:

 

TREDIC typically manages and leads the following professional activities:

 

1. In an ideal project, the stages of the development process would lead perfectly on from one another, from inception through to practical completion and investment sale.  In reality, certain deliverables in the process run concurrently; most notably the pre-leasing or pre-sale of assets during either the pre-development or construction and development stages of the process.

 

2. TREDIC not only manages the leasing process & occupier negotiation but will manage and undertake both asset and facilities management services for partners & clients wishing to hold assets on completion and then go on to design and manage the exit strategy and eventual investment sale of the asset.

 

3. As well as standard asset management services such as leasing, budget monitoring & rent collection, TREDIC can provide the following property and facilities management services:

 

Cleaning and catering.

B.E.M.S (building energy management control systems). Maintaining mechanical and electrical systems for heating, ventilation, air conditioning and other building services

24/7 rapid response and planned maintenance repairs services.

Building fabric repair – planned and reactive handy-person services.

Built estate, landscape and urban street maintenance.

Building life-cycle and space management.

Building information management (BIM).

Care-taking, reception, porterage and security services.

Plant and system cleaning, lubrication and maintenance.

Conformance and compliance testing and inspecting.

Waste and recycling collection.

Special needs and disabled services.

Conferencing and events management.

Electronic records and document management.

 

Associated professional fees: This stage of the development process incurs property& facilities management fees on an ongoing monthly basis and these will be determined by the size of the completed development and the manpower required to manage the completed development. TREDIC will hire, manage and work alongside the relevant subcontractors and manage the project budget on behalf of our partners and clients.
